IMPORTANT SUITE INFORMATION
An elevated stay, quite literally.
The Carriage House is a private upper-level studio located above the garage. Access to the guest suite requires climbing stairs. There is no elevator or step-free entrance.
The accommodation is not suitable for guests who are unable to climb stairs comfortably. Please consider this before inquiring about a stay.

Holiday Escapes at Ocean Point
Once the summer crowds have gone, coastal Maine becomes a quieter place. Crisp mornings, winter shoreline walks and seasonal celebrations give the peninsula a different character.
We’re welcoming inquiries for selected stays from Thanksgiving through New Year’s. Ocean Point itself is very quiet at this time of year, and many seasonal businesses are closed.

GOOD TO KNOW IN WINTER
A quieter kind of coastal escape.
Winter guests may enjoy the Boothbay region’s seasonal traditions, including holiday programming at Coastal Maine Botanical Gardens when offered. Dates, tickets and schedules are set by the independent attraction.
For a holiday stay, we’ll also confirm arrival and winter access arrangements, including snow and ice management for the driveway and guest stairs.
BEFORE YOU INQUIRE
A few things to know.
How many guests can stay?
The Carriage House accommodates a maximum of two guests. It includes a queen bed and a double-size sleeper sofa.
Is the suite accessible without stairs?
No. The studio is on the upper level above the garage and requires stair access. There is no elevator or step-free entrance.
Is the Carriage House waterfront?
The Carriage House has a peaceful wooded setting, with ocean views from the front windows and tree views from other windows. It is not directly waterfront, but the ocean shoreline is at the edge of our driveway. It is genuinely a place where waves and woods meet.
Are shorter stays available?
Our standard June–October reservations are for seven nights or longer, with Tuesday arrivals and departures. Selected shorter stays are planned only for the Thanksgiving through New Year’s holiday period.
Are the listed dates guaranteed to be available?
No. These are periods for which inquiries may be submitted. Availability is confirmed personally, and dates are not held or reserved by sending an inquiry.
Are taxes included in the weekly rates?
No. The proposed weekly prices are before applicable lodging tax and any separately disclosed fees. Your personal quotation will show the total amount before you commit.
How are payment and cancellations handled?
Before any reservation is confirmed, you’ll receive the rental agreement, full quotation, payment instructions and cancellation terms in writing. Deposits, balance deadlines and payment methods will be specified in those documents once the reservation policies are finalized.
